Vipp Todos Santos is a sun-drenched architectural retreat where desert, ocean, and design converge. Set just outside the creative coastal town of Todos Santos, this expansive rammed-earth residence invites guests into a slower rhythm shaped by light, shadow, and open air. Designed to dissolve boundaries between inside and outside, the house offers a refined yet grounded experience that feels deeply connected to place, climate, and culture.

Overview

Designed by Mexican architect Pablo Pérez Palacios of PPAA, Vipp Todos Santos is a powerful response to its landscape. Spread across 350 square meters, the villa is composed of a main house and two connected guesthouses, arranged around patios, terraces, and exterior stairways that respond organically to the contours of the site. The architecture draws equally from local building traditions and Vipp’s Scandinavian design language, creating a home that feels both rooted and contemporary.

The construction itself is central to the experience. Built using rammed earth sourced from the surrounding area, the thick walls provide natural insulation, keeping interiors cool during the day and warm at night. Left exposed and untreated, the walls define both the exterior and interior atmosphere, giving the house a tactile, elemental presence. Earth, concrete, and wood form a restrained material palette that allows light, texture, and proportion to take precedence.

Inside, the collaboration between Pablo Pérez Palacios, Vipp co-owner Sofie Christensen Egelund, and interior designer Julie Cloos Mølsgaard results in spaces that are serene yet expressive. Custom furniture, local textiles, ceramics, and woven details reference Mexican craft traditions without becoming decorative. Window shutters made from branches of the Palo de Arco tree filter sunlight throughout the day, casting shifting patterns across floors and walls.

At the heart of the home is the open-plan living space, anchored by Vipp’s V3 kitchen in anodized aluminium. Its sculptural presence contrasts beautifully with the raw earth walls, reinforcing the dialogue between precision and warmth. Outside, a circular rooftop pool offers uninterrupted views of ocean and sky, while the covered terrace becomes the social core of the house, designed for long lunches, shared dinners, and unhurried evenings under the stars.
