Vipp Tunnel is a place for those who want to feel the edge of the world. Set high above Tasmania’s rugged coastline on Bruny Island, this striking concrete structure offers total immersion in landscape, light, and silence. Designed as an off-grid retreat, the tunnel blurs boundaries between inside and out, replacing distraction with clarity. Here, architecture is not decoration but experience, inviting guests to slow down, breathe deeper, and reconnect with both nature and themselves.


Overview
Cantilevered over a sloping hillside, Vipp Tunnel stretches 30 meters across the land, a single, continuous concrete form that feels both monumental and restrained. Designed by Hobart-based studio Room11, the building responds directly to its environment, framing sea, sky, and bushland through wall-to-wall glass while maintaining a profound sense of shelter. The sensation is one of balance: brutalism softened by light, and isolation enriched by beauty.
Inside, the 160 m² interior unfolds as a sequence of spaces defined by light rather than walls. A central atrium separates the main living area from the bedroom and bathroom, allowing air and daylight to circulate freely. Floor-to-ceiling windows and recessed steel doors open the structure outward, while polished concrete surfaces reflect subtle shifts in colour throughout the day.
At the heart of the living space sits Vipp’s all-aluminium V3 kitchen, its sculptural form echoing the material honesty of the architecture itself. Upholstered in Australian sheepskin, custom Vipp Swivel chairs introduce warmth and tactility, creating contrast against the raw concrete shell. The effect is minimal yet deeply considered, where every object earns its place.
Beyond the main structure, a detached concrete studio offers an additional retreat. With soaring ceilings, a hidden mezzanine bed, and uninterrupted views, it serves as a place for focused work, meditation, or creative solitude. Outside, decks, an outdoor bath, and the surrounding bushland invite guests to experience Tasmania’s elemental rhythms at their own pace.
