High above the bohemian shores of Zipolite on Mexico’s Oaxaca coast, El Guayacán offers a rare combination of architectural clarity, environmental responsibility and deep-rooted calm. Elevated 46 meters above sea level and overlooking both the Pacific Ocean and the Sierra Madre del Sur, this adults-only boutique hotel in Zipolite is defined by stillness rather than spectacle. Designed with a seamless indoor-outdoor philosophy and powered by a strong sustainability ethos, El Guayacán invites discerning travelers to experience the Oaxaca coast through privacy, presence and intention.

A BOUTIQUE HOTEL IN ZIPOLITE SHAPED BY LANDSCAPE

For owners Martti Wichmann and Fridtjof Flucke, El Guayacán began with connection. After years of international travel and professional experience in hospitality, sales and retail, they arrived in Zipolite in 2017 and recognized both its magic and its gaps.

“We discovered the need for high-quality accommodation with professional hospitality,” they explain. “When we arrived for the first time, we immediately fell in love with this place.”

Zipolite is known as Mexico’s only legal nude beach, yet its identity extends beyond that distinction. There are no high-rise towers, no all-inclusive resorts and no mass tourism infrastructure. Instead, there are unpaved roads, open-minded locals, relaxed beach bars and a rhythm that feels personal.

After an extended search, the couple found a quiet hillside parcel framed by a creek and panoramic views. The location provided both seclusion and proximity, just minutes on foot from the beach and village center. With local architecture firm Permacasco leading the construction and hospitality consultant Juan-Carlos Rodriguez Artigas shaping the interiors, El Guayacán opened in February 2025 after three years of careful building.

“We followed the principle of indoor and outdoor living merging perfectly in every space,” Martti and Fridtjof note.

The property now includes two double rooms with private terraces, three Casitas with kitchens and open-air bathrooms and Casa Cuixe, a standalone two-bedroom residence. At its center, a 17-meter lap pool stretches toward the horizon, visually connecting ocean and sky.

SUSTAINABLE HOSPITALITY ON THE OAXACA COAST

At El Guayacán, sustainability is not an added feature but the structural foundation of the project. From its earliest planning stages, the retreat was conceived as a low-impact hotel in Zipolite.

“From the very beginning, we built with intention to honor the land, the community and the future,” the owners explain. “Sustainability is the heart of our action.”

The property operates on solar energy. Rainwater is harvested from every roof and stored in an on-site cistern. A custom water treatment system allows responsible reuse, reducing pressure on local groundwater resources.

“It is a deliberate and respectful choice that protects shared resources and supports the long-term well-being of our neighbors and the surrounding ecosystem,” they add.

Materials such as local wood, concrete, stone and whitewashed surfaces were selected for durability and climatic appropriateness. The design encourages natural ventilation rather than mechanical cooling, reinforcing the retreat’s environmental commitment while enhancing guest comfort.

For travelers seeking a sustainable boutique hotel in Zipolite, El Guayacán offers both transparency and refinement.

“We followed the principle of indoor and outdoor living merging perfectly in every space.”

AN ADULTS-ONLY RETREAT FOR DISCERNING TRAVELERS

El Guayacán is intentionally adults only, creating an atmosphere of quiet and privacy that resonates with couples and solo travelers seeking calm. The guest profile is international yet aligned in values.

“We attract discerning local and international guests looking for authentic, quality accommodation in a respectful and peaceful environment,” Martti and Fridtjof share.

The experience centers on balance. Guests may spend the day poolside overlooking the Pacific, wander down to Zipolite beach or explore nearby Punta Cometa for panoramic sunsets. Playa del Amor offers a more secluded shoreline, while Órale Café provides a relaxed breakfast spot within walking distance. Casa Mexoni showcases handmade textiles and mezcal, reinforcing the connection to local craftsmanship.

Despite its proximity to the village, the property feels removed from distraction. The hillside elevation creates a natural buffer, allowing guests to retreat without disconnecting entirely.

“The luxury of doing nothing,” the owners reflect, “makes this place unique.”

GLOBAL PERSPECTIVE, LOCAL SOUL

El Guayacán reflects its founders’ global perspective on hospitality while remaining deeply rooted in Oaxaca. Their inspirations range from Hotel Almhof Schneider in Austria to Brücke 49 in Switzerland, properties known for authenticity and thoughtful design rather than excess.

Perfection, as they describe it, lies not in star ratings but in approach. Every detail at El Guayacán has been considered with intention. Artwork curated by French gallerist Thomas Flechel adds texture without overwhelming. Interiors remain restrained, allowing landscape and light to dominate.

The retreat does not attempt to redefine Zipolite. It aligns with it. Open-minded, natural and unpretentious. A place where architecture frames rather than competes with its surroundings.

For those seeking a boutique hotel on the Oaxaca coast that balances sustainability, privacy and design integrity, El Guayacán offers more than accommodation. It offers perspective. A slower tempo. A space to breathe above the Pacific.

And in a destination known for freedom, it offers something equally rare. Structure without rigidity. Comfort without excess. And the quiet confidence of a place built with care.

“It’s a deliberate and respectful choice that protects shared resources and supports the long-term well-being of both our neighbors and the surrounding ecosystem.”
